Your WISH list
The first step is to make your “WISH LIST”.  Essentially, this is a listing of features and benefits of what you would like to see in your new home: double car garage, central air conditioning, fenced back yard, proximity to amenities…  Think big white space- anything that you so desire in a new home should be found on your LIST.   After you have written down the necessities for your dream home, it is important to rank these needs in order of importance.  I can help you balance these wishes within your budget, timeframes and potential community choices.

Once you have selected a property, it is important to look a little further past your LIST and consider structural and integral parts of your chosen home.  What type of neighbourhood is the home in?  How will your furniture exist within the new space?

  • what about power outlets? Different appliances use different types.

Having a professional home inspection has become a constant in any offer. A professional home inspector will review the entire house prior to your purchase- from top to bottom, inside and out. This inspection should give you a clear picture of the structure and integrity of the home.  An inspection report is provided to you, with detailed explanations of each and every part of the home and will give you a breakdown of items that need to be addresses immediately (eg. violations of the Ontario Building Code), things that should be addressed within a certain time frame, and minor items that could be addressed over time.  The inclusion of a home inspection is for the sole protection of your (the buyer’s) interest.  If the inspection report doesn’t measure up, it is up the buyer to decide how they wish to proceed.
