STRATEGIC MARKETING PLAN TO SELL YOUR HOME:

ONLINE PRESENCE- The web is real estate’s way of the future- with 87% of all buyers using the internet to find their new home, not having a website is not acceptable.  Each new listing is posted on www.glenbuchanan.ca, with full detail about the property, multimedia options, and links to schedule showings and enquire further about the home.  In addition, your property is featured on www.realtor.ca and www.remax.ca to ensure maximum exposure and an expedient sale.

SOCIAL NETWORKING- Each new listing, open house, showing, price change and sale are broadcast to the world via Glen Buchanan’s Twitter and Facebook accounts and Facebook Fan Page. Should you not know, Twitter is a social networking and micro-blogging service that allows its’ users to send and read other users’ updates (known as tweets), which are text-based posts.  Facebook offers similar opportunities, and also provides a medium to share pictures and feature a full property listing.   Over 400 million people are active users of Facebook, and with a significant “Friend” and “Fan” base, my posts are broadcast to a number of engaged and eager potential home buyers.

HOME STAGING SERVICE- A home staging consultation will be conducted on your home.  This may involve some recommendations to maximize the showability of your home for the future buyer including furniture rearrangement and other small home décor changes to emphasize the structural beauty your home.  Be prepared to pack a few preemptive boxes!  Staging is all about de-cluttering and ridding your home of anything that blocks the sitelines of the architecture of the home.  The service typically costs $250+, and is offered gratuitous with my services.

SELL SHEETS- A full-colour professionally designed Sell Sheet will be created for your property, and featured in a prominant place as a take-away marketing tool for your potential buyers.  These sell sheets will feature spectactular photos of your home and a short summary of the property- professionally printed and displayed for all to see.

CUSTOM ADS AND ADVERTISING- Where relevant, for the launch week of your property, there will be feature ads in local print mass media to advertise the sale of your property.  I attempt to utilize print options where your property will not get lost in the clutter of the “Real Estate” section of a newspaper.  These ads are professionally created by my graphic design firm, Sweet World Media.

GOOGLE ADWORDS- A Google adwords campaign is created for every individual property, which will be displayed along with the search results on Google, as well as on search and content sites in the growing Google Network, including AOL, EarthLink, HowStuffWorks, & Blogger. With searches on Google and page views on the Google Network each day, your Google AdWords ads reach a vast audience who are specifically searching with keywords that match the description of your property.

VIDEO TOURS- A custom video tour with Glen’s commentary will be created for each property.  The video tour is an innovative approach to marketing your home- it is original, cutting edge, and  and offers a potential buyer a glimpse into your property, while encouraging a showing to fully appreciate the home.  YouTube is one of the most visited websites- this traffic offers a great opportunity to leverage more exposures for your home to expedite a quick and efficient sale of your home!

OPEN HOUSES- For the launch week of your property, an agent open house and a public open house will be scheduled as part of the strategic launch plan to offer visual exposures of your home to potential buyers and Realtor(R)s.   I will also host an Open House in conjunction with all price changes, and considerations for additional open house exposures will be made as required.

FOLLOW-UP AND FEEDBACK- I know that you, the seller, are eager to get your home sold.  It isn’t an easy task making sure your home is in top form each morning as you rush out the door for work.  You will receive, at minimum, weekly updates on the status of the showings of your home.  In addition, I follow-up with each home showing, and will provide you feedback from the potential buyer after each visit.  I am always available for my clients, so please do not hesitate to contact me at any time with any questions or concerns about your property.
